I am pleased to report the following new bundled services contracts:

  • Kier Housing Maintenance has issued instruction to PTSG to deliver a second year of inspection on 800 properties. The service extends to emergency lighting, lightning protection, dry risers and fall-arrest testing.
  • ISS has contracted PTSG for Year 3 of the BEIS and HMLR portfolios. The work encompasses fall-arrest, cradles and fixed wire testing across 80 sites throughout the UK.

I am pleased to report the following new bundled services contracts:

  • PTSG has agreed a new preferred supplier deal with Apleona HSG Facilities Management, covering all services lines for a period of three years. Apleona is a prolific national FM provider specialising in both hard and soft FM services.
  • PTSG has been successful in achieving approved supplier status with Knight Frank, a Global Real Estate Consultant. The agreement covers Electrical Services, Access and Safety and High Level Cleaning.
  • Main contractor Atalian Servest has signed an agreement with PTSG for the delivery of specialist services at 16 buildings for HMRC. This will see engineers test fall arrest systems, dry and wet risers, lightning protection systems and electrical maintenance for a period of 12 months.

I am pleased to report the following new bundled services contracts:

  • Landsec, the largest commercial property development and investment company in the UK, has contracted Interserve Group Ltd to deliver a range of services at four major retail centres. Interserve has contracted PTSG for the delivery of multiple specialist services including the testing of fall arrest systems and lightning protection systems
  • Engineers from PTSG Electrical Services Ltd and PTSG Access & Safety Ltd have been contracted by VINCI Facilities to deliver the testing of lightning protection systems, portable appliances and fall arrest systems for a number of assets of East Midlands Railway (EMR).
  • PTSG continues its strong collaborative relationship with Sodexo plc with a new contract to deliver the testing of fall arrest systems and lightning protection for the assets of Quilter plc – a leading financial services organisation.

PTSG’s rope access engineers are PFM’s cover stars

PFM magazine, the industry’s leading journal for the facilities management industry, has devoted the cover and main article of its latest issue to Premier Technical Services Group Ltd (PTSG).

The subject is industrial rope access, or abseiling. It is one of the main access techniques used by the Group’s engineers when performing specialist services on a building’s façade, such as high-level cleaning or remedial works.

PTSG has recently completed a project at Dickens Yard, a vibrant new quarter in Ealing where its engineers perform high-level cleaning and testing of fall arrest equipment on nine different residential buildings. Photographs were taken of PTSG’s specialists in action at the site for the PFM article.

As the article explains, industrial rope access offers a number advantages over scaffolding or mobile elevating work platforms (MEWPs). Rope access equipment is quick to assemble and remove, is unobtrusive and often allows buildings to operate as normal while works are carried out.

PTSG undertakes specialist services on a wide variety of buildings, from historic monuments to industrial chimney stacks and modern skyscrapers. Keeping buildings clean is not only important aesthetically but it also prevents them from falling onto disrepair.

For example, in a contract with Historic Scotland, the Group’s rope access engineers removed unsightly vegetation from the country’s outstanding castles including Edinburgh and Stirling. Vegetation can lead to damp problems and, over time, damage a building’s structural integrity. PTSG is proud to play a part in restoring and maintaining the UK’s heritage assets.

Acescott is now known as PTSG Building Access Specialists Ltd

Acescott Specialist Services Ltd, the high-level specialist services company acquired by PTSG in July 2014, has now been fully absorbed into the Group. As a result, the name and branding for Acescott will cease to be seen in any digital or printed materials. The company is now known as PTSG Building Access Specialists Ltd, with this branding appearing on all communications.

The company is now known as PTSG Building Access Specialists Ltd, with this branding appearing on all communications. Acescott’s unique skill set opened up a new market sector for PTSG back in 2014, consolidating the Group’s ambition of offering a comprehensive range of specialist services to the construction and FM sectors from “under one roof”.

PTSG High Level Cleaning Ltd was created offering everything from commercial window cleaning to the pressure washing of cladding, façades, guttering and rooftops and graffiti and chewing gum removal. Customers’ buildings included office blocks, shopping centres, factories and hotels. PTSG gained a clear advantage in tailoring projects requiring complex access systems to clean and maintain buildings externally with minimal disturbance to the occupiers.

The following year, in June 2015, PTSG acquired Pendrich Height Services Ltd. This added another dimension to the Group’s portfolio of specialist services, with the Edinburgh-based team offering a diverse range of skills from traditional steeplejack techniques to high-tech steel fabrication. The company’s buildings portfolio is vast, ranging from historic monuments to industrial chimneys, flare stacks to modern high-rises.

The acquisition of Best Services in July 2017 further strengthened the Group’s service provision in this part of the business, with lightning protection, earthing and surge protection as well as steeplejack and rope access engineering. The company operates from four offices: Wishaw (Scotland), Manchester, Kidderminster and Witham (Essex).

The three companies form the basis of PTSG Building Access Specialists Ltd, which replaced PTSG High Level Cleaning Ltd. While Pendrich and Best Services both continue to trade under their original company name (under the PTSG banner), Acescott is now known only as PTSG Building Access Specialists Ltd.

Our Bundled Services

Our ability of providing multiple specialist service at the same site(s) means we can often deliver a full-service solution for our customers. This increases efficiency all round in terms of time, work and money. Below are some of PTSG’s bundled services contracts for 2019.

  • In March we signed a contract with Sodexo, which secured eight sites initially with many more to come. Engineers from different divisions within the Group carry out fixed wire testing, portable appliance testing, lightning protection systems testing and fall arrest equipment testing.
  • At 500 sites across the UK, we carried out a variety of testing and remedial works.
  • Interserve (Department of Work and Pensions). Testing of all fire doors plus remedial works.
  • Jaguar Land Rover. Fixed wire inspection and testing at the automotive giant’s state-of-the-art production facility in Solihull.
  • Arcus FM. One of the UK’s leading facilities management organisations, Arcus FM awarded PTSG a contract in May to provide lightning protection and fall arrest services at a number of distribution centres.
  • Williams Lea Tag. The global business process outsourcing leader contracted PTSG for the provision of a range of testing/compliance services across fall arrest, fixed wiring and lightning protection systems. The work was undertaken on 18 business properties covering the whole of the UK.
  • Manchester Airport (ISS). The largest UK airport outside of London, Manchester Airport saw PTSG’s engineers performing the inspection of cradles and dry riser systems and the testing of lightning protection systems at four buildings.
  • Co-operative Group. Via main contractor Arcus, PTSG delivered testing and maintenance of lightning protection and fall arrest systems in place at a number of Co-operative Group’s centres of operation.
  • JLL. PTSG was appointed to handle the entire specialist services provision for the commercial and property investment giant, including fixed wire and fall arrest testing.
  • PTSG provided annual maintenance of lightning protection systems on 499 buildings at 109 sites; the Group also worked on a hydrant testing contract with London Underground – part of Transport for London.
  • Real Estate Management UK Ltd. Teams from PTSG Electrical Services Ltd. and PTSG Building Access Specialists Ltd. worked collaboratively, with electrical engineers installing lightning protection systems while directing abseil technicians for the installation of lightning conduction tape.
  • MJ Mapps.In September we were awarded 19 MJ Mapp sites in the Midlands by NG Bailey. The contract covers electrical, fall-arrest and cradle maintenance for one year.
  • Vertas. Also in September we successfully tendering for the Vertas contract via Imtech Inviron for a second time. The contract covers chimney inspections, electrical testing and lightning protection.
  • Engie – Kuehne + Nagel UK. Engie is the main contractor on a project for Kuehne Nagel, a global transportation partner for air, sea and road freight solutions. PTSG was appointed in May to provide portable appliance testing at 18 of the client’s UK sites.
  • CBRE Group, Inc.is a commercial real estate services and investment firm. It is the largest company of its kind in the world, operating more than 450 offices worldwide. The contract includes:
    • Dulux Paints in Slough – fixed wire and PAT
    • BUPA – fixed wire, LPS and fall arrest testing
    • British Telecom – a new contract with BT, the telecoms giant, covers 800 sites where our engineers will undertake the testing of portable appliances and fixed wires, lightning protection systems and fall arrest equipment.

High-profile Projects

We are proud to present a short summary of three of our more high-profile projects, which were started before 2019 but work continued on each one during the year.

The Scalpel (52 Lime Street)

In November 2018 PTSG received the top prize at the PFM Partnership Awards for ‘Partners in Corporate – Private Sector’, for the design and installation of a huge and innovative cradle system on behalf of Skanska which is located at the pinnacle of The Scalpel in central London.

Work continued in 2019 as PTSG (via constituent company Integral Cradles) assisted with the final clean of the iconic skyscraper, before handing over to the client.

The Scalpel is 190 metres tall, offers 35 levels of office space, over 500,000 square feet of commercial space and over 12,000 square feet of retail and restaurant space. The Group’s London-based Access & Safety team designed and installed two building maintenance units (BMUs)at the new structure – two of the world’s largest, in fact. Their specialists also created a series of intricate moving roofs in which to house the BMUs.

The Scalpel takes its place in the city alongside The Gherkin and The Cheesegrater, contributing to one of the most recognised skylines in the world. Both of these buildings also benefit from access solutions designed and installed by PTSG’s London-based Access & Safety team.

Blackpool Tower

Standing 518 feet (158 metres) tall, Blackpool Tower is a world-famous, hugely popular tourist attraction, visited by around eight million people every year.

In 2018, Blackpool Council announced an open tender process to appoint a suitably experienced contractor to carry out external structural repairs to the tower, followed by ongoing planned maintenance.

Pendrich Height Services Ltd, part of Premier Technical Services Group PLC (PTSG), was appointed as the main contractor, after scoring highly in the tender process. Beginning in January 2019, its specialists began Phase 1, which was the renewal and replacement of structural steelwork at the base of the tower.

There were two main considerations that PTSG had to keep in mind at all times:

  1. All work was safety-critical due to the age of the tower.
  2. As Blackpool Tower is a Grade I listed building, all work performed had to be approved by the heritage committee prior to being undertaken. Any parts of the structure that were renewed had to be replaced with like-for-like materials.

The package of works was completed on time and to budget at the end of March, with the engineering team overcoming the significant challenges surrounding the location of the tower and the safe delivery of new material and equipment to the top levels.

The project was runner up at the PFM Partnership Awards 2019 (Partners in Renovation award).

PTSG is set to be a constant presence in Blackpool over the next four years, carrying out specialist maintenance and repair work to ensure this historic Grade I listed structure remains in first class operational order for the public to enjoy for years to come.

 

“Team Heathrow”

In 2011 there was no individual or company working on safety systems at Heathrow Airport. Trinity Fire & Security Systems (Trinity), one of PTSG’s constituent companies, created “Team Heathrow” to fill this considerable gap and become a seamless extension of the Heathrow team.

Not only did Team Heathrow clear all legacy faults across Terminals 1 and 3, it went beyond the contract in submitting a dilapidation report, highlighting any areas of the assets the team maintained that were faulty or had not been maintained satisfactorily prior to the contract.

On the back of the dilapidation report, a risk register was created to highlight the risks outstanding in the system, so they could be added to Heathrow Airport’s own risk register, which is evaluated by the engineering committee every six months. This ultimately gave Heathrow a guide to where they needed to invest money in the coming years.

In 2015, Trinity won the renewal of the Heathrow maintenance contract in 2015 – the largest in the company’s history. The contract runs until 2021 with a two-year extension option.

Since 2015, Adam Davies, as Technical Director on the Heathrow account, has taken technical direction and leadership across the business, setting and managing strategic targets and developing Trinity’s technical offerings and managing the business’s product selection. This work culminated in Adam winning Account Director of the Year at the 2019 PFM Partnership Awards.

Teams from three business divisions are delivering a variety of specialist maintenance services covering lightning protection, fixed wire testing, fall arrest and cradle maintenance at 11 buildings.

During October, I am pleased to report a number of bundled service contracts.

  • One SE8. PTSG Building access Specialists Ltd secured a contract to provide specialist high-level window cleaning at this residential development in Deptford, South London. It extends PTSG’s existing contract for the testing of mansafe systems and abseil anchors used at the development.
  • Vertas, via Imtech Inviron – a two-year contract covering lightning protection, EICR, fall-arrest testing and chimneys
  • 360 Barking. This is a project in which one of PTSG’s four divisions (PTSG Building access Specialists Ltd) utilised systems installed by another division (PTSG Access & Safety).

  • Sheffield Hallam University – our engineers will be delivering services from across the Group’s divisions, including fall arrest and electrical testing. These works are in addition to a contract to test and maintain the lightning protection system in place at the campus.
  • Vertas – we have been successful in tendering for the Vertas contract via Imtech Inviron for a second time. The contract covers chimney inspections, electrical testing and lightning protection.
  • Worldpay – we have secured an electrical testing services contract for Worldpay HQ in London. The contract covers all critical and non-critical circuits and will be tested in October.
  • MJ Mapps – we have been awarded 19 MJ Mapp sites in the Midlands by NG Bailey. The contract covers electrical, fall-arrest and cradle maintenance for one year.

  • Kuehne + Nagel – we have secured a three-year contract to provide a range of specialist services at 103 sites throughout the UK for this transport and logistics giant. Services include lightning protection, electrical testing and gutter cleaning services.
  • Lloyds Banking Group – as well as providing access, lifting and fall protection services via PTSG Access & Safety Ltd, we are also providing a range of lightning protection services for long-term client Lloyds Banking Group.
  • Real Estate Management UK Ltd. – teams from PTSG Electrical Services Ltd. and PTSG Building Access Specialists Ltd. are working collaboratively, with electrical engineers installing lightning protection systems while directing abseil technicians for the installation of lightning conduction tape.
