Pendrich Height Services, a PTSG company, has launched a new Balcony Inspection & Maintenance Service to help building owners and property managers spot deterioration and plan maintenance before minor defects become serious problems.
Balconies face rain, frost, sun and wind all year while doing an important structural job. Corrosion in hidden fixings, water ingress behind cladding and cracking in supporting structures can all develop gradually and are easy to miss from ground level. Left unchecked, minor issues can become costly and potentially unsafe.
Access is one of the biggest challenges when it comes to balconies. Pendrich uses specialist rope access, letting trained engineers reach balconies safely without scaffolding or platforms, cutting cost and disruption for occupied buildings. Inspections combine a desktop review of records with hands-on examination, and defects are photographed, graded by severity and costed for customers.
The launch comes as the Building Safety Act 2022 pushes greater accountability and record-keeping, including the Golden Thread. A structured balcony inspection programme feeds directly into that, giving owners documented evidence of checks and repairs.
Mark Perfect, Managing Director at Pendrich Height Services, said: “Balconies are often the most neglected part of a building’s maintenance plan, simply because problems don’t announce themselves until it’s too late. The Building Safety Act now places real accountability on owners and managers, and that’s exactly what we’ve built this service to support.”
